Notice of Security Interest (NOSI) Discharge Service for Ontario Residents
About the NOSI
Thanks to recent legal changes, these NOSIs are now null, void, and unenforceable in Ontario. In simple terms, they no longer have any legal effect in Ontario.
However, even though they no longer count legally in Ontario, they still appear on your property title. That can sometimes cause problems when trying to sell or refinance your home. Many people prefer to remove them.
Removing the NOSI is not required. You do not need to remove it to refinance or sell your home. You can choose to deal with it now or wait until later.
If You Want to Remove the NOSI
We understand this process can feel overwhelming. That is why we are offering an optional, fixed-price service to help you remove the NOSI from your property title.
Flat-Fee Discharge Service
(plus HST and standard government fees)
Single NOSI$500 For 1 NOSI |
Multiple NOSIs$700 For 2-3 NOSIs |
Complex Cases$1,000 For more than 3 NOSIs |
Typical Government Fees (Disbursements):
- Title subsearch (one per property): $36.17
- NOSI document copy: $3.39 each
- Discharge registration: $84.23 per NOSI
Examples (plus HST):
- One NOSI: $500 + approximately $123.79 in disbursements
- Three NOSIs: $700 + approximately $292.82 in disbursements
- Ten NOSIs: $1,000 + approximately $888.09 in disbursements

A Special Note About Mortgages
If a mortgage was also registered in connection with the HVAC loan, it may require a separate legal process. These cases are more complex and not covered by this flat-fee service. If this applies to you, we will explain the next steps.
